Still Can’t Find the Right Floor Plan in Bentonville? Maybe Stop Searching.
Can’t Find the Right Floor Plan in Bentonville? Consider Building

Tired of touring Bentonville homes with the wrong floor plan? Learn when buying a lot and building a custom home may be worth considering.
A buyer can change flooring, repaint walls, replace countertops, and update fixtures. But when the floor plan itself does not work, solving that problem can become far more complicated and expensive.
I see this frustration regularly with buyers searching in Bentonville and throughout Northwest Arkansas. They find homes in the right general area. The square footage looks sufficient, the price range may work, and the photos look promising. Then they walk inside and realize the kitchen feels too closed off, the office is in the wrong place, the primary suite does not function the way they want, or the garage and storage simply are not adequate.
After enough showings, buyers often start asking the wrong question: “Which of these homes should I compromise on?” A better question may be, “Would it make more sense to build the home I actually want?”
When the Floor Plan Becomes the Problem
Not every imperfect home needs to be rejected. Cosmetic issues are often manageable. Flooring, paint, countertops, lighting, and even some cabinetry can be changed relatively easily.
A poor floor plan is different. Moving staircases, relocating kitchens, reconfiguring structural walls, or adding major square footage can turn a simple purchase into a major renovation project. That is why I encourage buyers to separate cosmetic compromises from structural ones.
For many move-up and relocation buyers, the floor plan should rank near the top of the decision-making process, alongside location, price, condition, and timing.
Custom Construction Is Not Automatically the Right Answer
Building a custom home comes with its own responsibilities. Buyers must evaluate land, financing, builder selection, architectural plans, covenants, utilities, construction timelines, and overall project cost.
However, for buyers who already know what they want, those decisions may be preferable to spending hundreds of thousands of dollars on a home they already know they want to change.
That is particularly true for buyers relocating to Bentonville from Texas, California, other parts of Arkansas, or neighboring states. Existing inventory may not always match the floor plans or lifestyle preferences they are accustomed to.
Two North Fork Opportunities in West Bentonville
I currently have two residential lots available in the North Fork Addition in West Bentonville.
Lot 24
6404 SW Fair View Blvd #24
Approximately 0.24 acres
Listed at $120,000
Lot 29
6300 SW Fair View Blvd
Approximately 0.27 acres
Listed at $120,000
These are not isolated parcels far outside town. Both are infill opportunities within an established Bentonville neighborhood, surrounded by completed homes and positioned near key Northwest Arkansas destinations.
For a custom-home buyer, that creates a different type of opportunity: secure the location first, then design the home around the way you actually want to live.
What About Interest Rates?
Higher interest rates are understandably part of the conversation. A buyer should always make sure the financing structure and monthly payment work based on today’s numbers.
At the same time, financing is not necessarily permanent. If interest rates decline in the future, refinancing may become an option depending on the borrower, loan type, property, and future market conditions.
The important point is not to assume that refinancing will definitely happen. It is simply to recognize that financing terms may change over time, while a poor floor plan can be much harder to change after the purchase.
Before Touring Another “Almost Right” Home
If you have toured enough homes to know that the same compromises keep appearing, it may be worth expanding the search beyond existing inventory.
Compare resale homes with land. Talk with builders. Review construction financing. Understand covenants, utilities, and setbacks. Estimate the finished-home value. Then make the decision based on the complete picture.
Sometimes the right answer is another resale home.
Sometimes the better question is:
Why keep searching for your floor plan when you could build it?
